Living & Dining

Smart keeps the false ceiling here and nowhere else, in standard laminate-finish TV and crockery units. Luxe extends the ceiling with cove lighting across the full flat and adds veneer finishes. Bespoke brings custom carpentry, a designer lighting scheme and feature-wall treatments — the room your guests see first, finished to match.

Modular Kitchen

Every tier is modular, not carpentry — the difference is layout and hardware. Smart is a straight or L-shaped run on standard hinges. Luxe adds an island or breakfast counter on Hettich soft-close hardware. Bespoke is a fully custom layout on imported Hettich/Blum hardware, sized to how you actually cook.

Bedrooms

Smart fits two shutter wardrobes across the flat. Luxe puts a soft-close wardrobe in every bedroom. Bespoke custom-builds every wardrobe to the room's dimensions, with imported hardware and an interior designer signing off the layout before carpentry starts.

Bathrooms

CP fittings scale with tier — standard on Smart, Jaquar/Cera on Luxe, Jaquar Artize/Kohler on Bespoke. All three tiers include tiling and waterproofing as part of the carpet-area rate; Bespoke adds designer sanitaryware and toughened glass partitions.

Can I choose a different tier for the kitchen than the rest of the flat?

Yes — room-level tier mixing is common. We quote each room against its selected tier and combine them into a single turnkey contract, so you still get one number and one execution timeline.

What happens if my finished flat doesn't match the sample apartment?

Every Smart, Luxe and Bespoke contract is benchmarked against a physical sample flat before you sign. If the delivered finish deviates from the agreed sample without your approval, we rework it at no cost.

Is the 10-year hardware warranty on Bespoke transferable if I sell the flat?

Yes, the warranty is tied to the installation, not the original owner, and transfers automatically on resale — just share the handover documentation with the new owner.

How much does execution time slip if I request mid-project changes?

Change requests after production has started typically add 1–2 weeks per affected room, since custom units are already in fabrication. We flag the revised timeline before confirming any change order.

Do the material brands listed apply to every unit, or just showcase units?

Every unit — the brand list on this page is what ships to your specific flat, not a display-only spec. Substitutions only happen for stock reasons and are always equal-grade or better, with your sign-off first.
